Some of our applicants linger about the web site and phone lines longer than other more decisive (or desperate) types. One such legacy met up with me today to view a two bedroom apartment with for-real outside living space in the form of an ornate railed balcony/terrace overlooking Hampstead Heath. The rest of the place is well above average, too, and at a relatively reasonable price. He was pleasantly surprised by what he saw, actually finding it better than my description on the phone. In fact, he congratulated me on "keeping his expectations under control", a compliment from a management professional as well as an experienced viewer and resident of rental properties. Will an offer ensue? Who knows, but at least a favourable impression was made. It's good to put a chink in the cliche of estate agent as purveyor of misleading information!

Problems today have centred on tenant's deposits. From their side, they see an estate agent as a partner in crime with the landlord, assisting him to retain and/or deplete their deposits in an unwarranted fashion. From the landlords' side, they view the return of their property with a degree of grief and anger--why, the tenants have taken some of the best months or even years of their property's life and returned it in a tarnished state. Whereas I, monkey in the middle, am mindful of the fact that I work for the landlord in the interests of protecting and marketing his asset whilst owing a duty of care and transparency to the tenant. (Yes, tenant, believe it if you dare.) It strikes me as nothing so much as like a divorce, when the residence and time shared is assessed, measured, put assunder to no one's perfect satisfaction. Next time you face a deposit-related conflict, gentle reader, do pause to consider that the best we can do is to advise, inform and, ultimately, take instruction. We really do not enjoy the process any more than the other two components in the equation, and want to resolve it as quickly and amicably as possible.

Summer is over. The sun may still be here and the fairest among us may still burn, but the schools are truly back. That blissful period of July and August when you can drive unhindered through Belsize Park and Hampstead has gone again for another year.
This morning's lively debate in the office has yielded an answer. Live here. Get the kids to walk to school. It gives them independence, is environmentally friendly, will reduce morning angst and chaos, and kids will get a minimum of exersize every day.
Come live in NW3 save the plannet and your childrens health. Makes sense, doesn't it.

It's thursday, always an odd day. For some bizarre reason people act differently on thursday. Perhaps Nuts is the reason, but I doubt it.
